“Can you relate to the pain I felt?”

I hated talking to leads on the phone. Initially it was mainly because I lacked experience and didn’t feel confident. There were times I’d get pain-in-the-butt leads that didn’t want to give me any information and were skeptical and they would drain all my energy and I didn’t want to call any more leads, even though I knew there had to be some really good ones.

But after a while, what I hated about talking to leads on the phone was that it was so repetitive, asking the same questions over and over again. I felt like it was a waste of my time because, realistically, I knew most of them wouldn’t result in a deal. And my time was really limited because I was just trying to get into real estate investing part time while running another business.

What really hurt was knowing I was leaving money on the table.  

I knew that every day there are people searching online for a solution to their real estate problems that I could help them with (and profit, of course), but I had no way to tap into all those potential leads and let them find me.

To do that, I would need to have multiple websites.  At the very least, one for buyers and one for sellers.  I realized it’s important not to have everything on one website because then sellers will click around and see your exit strategy and see how much you’re making off deals and scare them off. But having multiple websites can get expensive and complicated to maintain.

I thought, “There has to be a better way!” 

But I couldn’t find one, not unless I wanted to pay a thousand dollars or more for some “system” with all kinds of bells and whistles I didn’t need.  I talked to other investors who said they needed the same things, and I even got some good ideas from the more experienced ones.

To be honest, it was a bigger job than I realized.  I ran into lots of obstacles.  I have to admit, my first couple attempts were pretty embarrassing.  It actually took me a couple years to get to where I was happy with it, but I finally built something that solved all these problems!

Well, one of the tough things is to get sellers to trust you because their house is probably the biggest investment of their life and they don’t know you. So you have to make a good first impression.  I spent a lot of time building a website for motivated sellers that looked really professional and attractive.  I could send sellers there first and let my website make a good impression for me.  It included a Frequently Asked Questions page that answered a lot of the common questions sellers would have, which would save me time.

But the main focus was to get sellers to contact me. I realized not all of them would feel comfortable giving me all their details initially. So I created a free report that would educate them on how I could help them. To get it, they had to give me their name and email, which went to me, of course. So that way I still had at least some way to contact them. But where I really tried to direct people was to the full lead capture form that includes all the information I need to know about their property.

I made this really awesome lead capture form that I was really proud of.  I showed it to my wife and she said, “It’s too long!  It’s going to scare people off.”

That wasn’t what I wanted to hear.  I said, “But I need all these details!” She said, “I know, but it’s still too long. Is there some way you could hide the questions that don’t apply to them and only ask them if they apply?” I said, “I have no idea. That sounds really difficult.”

But I knew she was right.

It’s no good having all these questions like “If applicable blah blah blah”. For example, if a person doesn’t have a mortgage, then it doesn’t make sense to ask them if they’re behind on payments, what their mortgage balance is, etc.  It makes the form unnecessarily long and some people will take one glance at it and run the other way because it’s overwhelming.

It was a LOT of work, but I found a way to do exactly what my wife suggested.

I made an “Intelligent Lead Capture Form” that changes based on the prospect’s response.

For example, if they say they are behind on payments, it automatically adds another question to ask if they have received a foreclosure notice. If they say their house is listed with a real estate agent, it asks what the house is listed for and when the listing expires.

But the great part is, all of those extra questions are hidden if they don’t apply. There are no “If applicable” questions.

If it doesn’t apply, we don’t ask. Pretty cool, right?

It’s just like how you would ask the questions over the phone. So now my website could interview people for me.

Dealing With Unmotivated Leads

When someone would call me on the phone, I had two options: answer the call and talk to them, or ignore the call. If I ignored it, I could be missing out on a really good deal, but I’d have no way of knowing unless I picked up the phone. If I picked up the phone and it was one of those draining leads, it was too late, I had to talk to them.

By sending people to my website to have them fill out a form, I could really cut down on the number of phone calls I had to take.  Rather than talking to each of those people on the phone, I’d get an email with all their details.

I could just open the email and scan through their information and see how good of a lead it was.

If they left a lot of fields blank or gave partial information, I knew they weren’t too serious. However, if they filled out everything and I could look at the numbers and see there was potential, I had a hot lead on my hands. Those kind are worth getting on the phone and calling.

All those unmotivated leads I could just put on the back burner. If I had time for them after following up with best leads, fine. If not, I could save them for a rainy day or even pass them on to another investor.

But then there was another challenge:

How could I make everything easy to manage?

I had a couple requirements for how things had to be set up:

1) It had to be simple and easy to manage.  Even though I’m comfortable with more technical things, I know that the easier it is to manage and make changes, the more likely I’ll keep up with it.  So I wanted to use WordPress. WordPress is a really flexible platform that makes it easy to log in to your website and make changes.  But the second requirement was the tricky part.

2) I wanted to manage everything from one place.  I wanted to have multiple sites or landing pages but I didn’t want to have to log in to each site separately because it’s a pain to keep up with all those different logins.  I wanted to log in to one site and have everything in one place.

Then I had an idea. I could actually put everything on one domain name as long as the seller site was the home page and it didn’t have links to any of the other pages. For example, I was using a domain called “”. I could make the home page be my seller site and then I could put my buyer page at and a wholesale page at But the key is that the seller site doesn’t have any links to those pages. I made those buyer pages simple landing pages that don’t have links to anything else so there was only one thing they could do, and that’s send me their information. While I was at it, I even added landing pages for buying land and commercial property.

Everything could be on one domain and I could easily manage everything from one place, but I could still keep my buyers and sellers separate 

…because nothing was linked together.  And later, if I wanted,

I could use different domain names for my buyer pages, but I wouldn’t have to.

Things were starting to come together.

But now, one of the biggest challenges, was that I wanted to put my leads on a mailing list when they filled out forms on my website. Why? A couple reasons.

For one, I wanted to be able to put in e-mails one time that would go out to new leads over a period of time without me having to think about it.  You know, “Set it and forget it.”  Some people call this “drip email marketing” because it’s like the information drips to your prospects one email at a time over a period of time – days, weeks, even months.  This is great because it keeps your prospects thinking about you, but you don’t have to remember to email them.

It automates the follow-up process.

The other reason I wanted to have mailing lists, especially for buyers, is so when I got a new deal under contract, I could immediately send out one email to my whole list of buyers at once and find a buyer quickly.

I discovered a way to build this email followup system right into my website!

Plus, I set it up where the actual emails get delivered by one of the biggest email services on the planet, meaning I could be sure they would get through to people but I wouldn’t have a big extra monthly fee.  This was perfect!

Now I only had to log into one site and didn’t have to pay for any extra services.  Even my email lists could be managed right there.

Wow, I finally had it the way I wanted it!

Pretty nice, right? First impressions are so important. I’ve seen some investors build their own websites using some of the do-it-yourself services out there, and to be honest, a do-it-yourself website always looks like a do-it-yourself website. The problem with that is that it tells your prospects that either 1) you’re broke and can’t afford a website or 2) you’re a cheapskate and don’t want to pay for a good one. Neither of those are a good message to give to your prospects, especially motivated sellers who are skeptical already.  So I put a lot of effort into making the site look professional and attractive.  I even hired a professional writer to write the content on the site because the message is also very important.

If you’re selling properties wholesale, you’ll love the wholesale buyer page. It’s brief and to-the-point, and even includes a short video that explains the benefits of working with you (ready-made deals!)  Most importantly, the form on the site asks what kind of properties they’re looking for so you can go out and find deals that your buyers actually want to buy (no more guessing and ending up with properties that won’t sell).  When wholesale buyers send you their information, they’re added to your wholesale buyers list, which will make it easy for you to contact them in the future when you have a deal for them.
